I will help you prepare your home for the market as early as you need me. Calling me in early to help decide if any repairs need to be completed before booking the photographer is crucial. You want to ensure your home is ready for the market. I am able to provide you with professional referrals, help create a timeline and continue to check in on the progress to make sure we are staying with the timeline to get your home on the market.

I work with local professional photographers and videographers to showcase your home in the very best home, which is paid by me. We can also discuss staging a home and whether this works for you or not. Staging a home is a strategic marketing tool used by sellers to help buyers imagine themselves living in your home and fall in love with the property. When done professionally, they can help achieve max profit on your home.

Comparative Market Analysis

My job is to determine the perfect listing price to get your home sold for the most amount of money, in the shortest amount of time. I will do a comparative market analysis (CMA) to help you set the correct listing price. I look at recent sales of comparable homes, similar homes that are pending, and homes that are listed in the same price range of your home. Then I compare features of the homes including the size, style, number of rooms, age of the home, amenities, condition, lot size and placement, and the location or neighbourhood. This will help us to determine the best game plan for you and your family, and how to strategically market and price your home. I will never push you in a direction that isn’t comfortable for you. We will work together to ensure your family is the number one priority while your home is on the market.


We will decide together on how to handle showings. We can set parameters as to the hours and days that showings are allowed, and how to notify you in advance. Homes show best when the homeowner is not present, but if this is not possible, we will work together to create the best experience for the buyer that also fits your lifestyle. Usually I use an electronic lockbox that allows the buyers realtor to access your house key. These boxes also notify me as your realtor any time they are opened, so no one is accessing your home without my knowledge. If you have pets in the home that need to be tended to during showings, we will work out the best way to handle them. I will also try to get feedback from each showing and pass that information back to you.

Feedback & Offers

As the showings start rolling in, we’ll start getting feedback and/or offers from the prospective buyers. We will work together to negotiate the offers we receive to achieve your ultimate goal whether that be a quick sale, maximizing profit, or perfect timing. Once we are under contract, I continue to help you right until closing day & beyond. I will be there to guide you through any hiccup that may arise, or still be there to offer moving referrals and remind you when tasks need to be done.
