November 2021 Market Report – The Market Remains Competitive

As we look forward into 2022 it’s hard to predict what the real estate market will do. But we do know the real estate market remains extremely competitive and the demand for homes has never been higher.
Across the region, the statistics for November swing drastically from last year but we do know:
  • The number of properties available for sale is down significantly compared to last year
  • The demand for homes is up from last year
  • The average sale price is up over 20% in every market year over year
  • Homes are selling faster, and offers are much stronger than last year

Brantford

Average Sale Price – $719,135 (October: $661,602)
In November, 151 properties were sold – a decrease of 7% from the same month as last year. At the same time, the number of total homes for sale has decreased by 23%, and the number of new homes coming onto the market has decreased by 9%. The time to sell a home was 10 days on average. The average selling price is currently 115% of the asking price.

Paris

Average Sale Price – $ (October: $798,615)
In November, 24 properties were sold – a decrease of 11% from the same month as last year. At the same time, the number of total homes for sale has decreased by 30%, and the number of new homes coming onto the market has increased by 36%. The time to sell a home was 14 days on average. The average selling price is currently 113.7% of the asking price.

Brant County

Average Sale Price – $1,147,740 (October: $1,070,249)
In November, 29 properties were sold – an increase of 26% from the same month as last year. At the same time, the number of total homes for sale has decreased by 26%, and the number of new homes coming onto the market has increased by 4%. The time to sell a home was 20 days on average. The average selling price is currently 100.1% of the asking price.

Woodstock

Average Sale Price – $753,676 (October: $669,447)
In November, 66 properties were sold – an increase of 29% from the same month as last year. At the same time, the number of total homes for sale has increased by 6%, and the number of new homes coming onto the market has increased by 58%. The time to sell a home was 13 days on average. The average selling price is currently 113% of the asking price.

Haldimand

Average Sale Price – $809,755 (October: $738,513)
In November, 67 properties were sold – an increase of 31% from the same month as last year. At the same time, the number of total homes for sale has increased by 8%, and the number of new homes coming onto the market has increased by 24%. The time to sell a home was 23 days on average. The average selling price is currently 102% of the asking price.

Norfolk

Average Sale Price – $678,571 (October: $661,523)
In November, 93 properties were sold – an increase of 1% from the same month as last year. At the same time, the number of total homes for sale has decreased by 29%, and the number of new homes coming onto the market has decreased by 3%. The time to sell a home was 19 days on average. The average selling price is currently 101.3% of the asking price.

Oxford County

Average Sale Price – $736,483
In November, 134 properties were sold – an increase of 6% from the same month as last year. At the same time, the number of total homes for sale has decreased by 39%, and the number of new homes coming onto the market has increased by 12%. The time to sell a home was 8 days on average. The average selling price is currently 110.8% of the asking price.
