After our Covid wide state of emergency, buyers started to return to the market mid April & buy the middle of May the market heated up again leaving us with no inventory. As June approached more new listings came up but it didn’t match the demand of buyers. We are still down compared to last year, but that’s transactions, NOT prices. Some listings are still seeing competition, and most are selling very close to their listed price.

For buyers, expect to be in competition at certain price points.

Overall Brantford/Brant County is still a favourable sellers market.

Average Sale Price – $437,849

Last month 134 properties were sold – an decrease of 24% from the same month last year. At the same time, the number of total homes for sale has decreased by 48%, and the number of new homes coming onto the market has reduced by 46%. The time to sell a home was 32 days on average. The average selling price is currently 98.9% of the asking price.

Paris

Average Sale Price – $590,803

Last month 27 properties were sold – a decrease of 13% from the same month last year. At the same time, the number of total homes for sale has decreased by 43%, and the number of new homes coming onto the market has reduced by 62%. The time to sell a home was 139 days on average. The average selling price is currently 98.3% of the asking price.

Brant County

Average Sale Price – $896,108

Last month 17 properties were sold – a decrease of 15% from the same month last year. At the same time, the number of total homes for sale has decreased by 41%, and the number of new homes coming onto the market has reduced by 49%. The time to sell a home was 108 days on average. The average selling price is currently 98.7% of the asking price.

Woodstock

Average Sale Price – $468,097

Last month 45 properties were sold – a decrease of 59% from the same month last year. At the same time, the number of total homes for sale has decreased by 41%, and the number of new homes coming onto the market has reduced by 58%. The time to sell a home was 27 days on average. The average selling price is currently 99.2% of the asking price.
