There is NO real estate market crash in Brantford/Brant County for the month of July 2020! Typically the summer months the market cools off, but not this year. Sellers are benefiting at this point as inventory is at an all low. Home prices are up 19% compared to the same time last year, this is contributed to the all time low interest rates for buyers. We are predicting strong sales to continue through August, and the fall real estate market is still the unknown with our kids going back to school. Average Sale Price – $511,241 (June: $437,849)

Last month 209 properties were sold – an increase of 17% from the same month last year. At the same time, the number of total homes for sale has decreased by 51%, and the number of new homes coming onto the market has reduced by 15%. The time to sell a home was 19 days on average. The average selling price is currently 100% of the asking price.

Brant County

Average Sale Price – $876,272 (June: $896,108)

Last month 32 properties were sold – an increase of 33% from the same month last year. At the same time, the number of total homes for sale has decreased by 28%, and the number of new homes coming onto the market has grown by 10%. The time to sell a home was 38 days on average. The average selling price is currently 98.4% of the asking price.

Paris

Average Sale Price – $605,202 (June: $590,803)

Last month 72 properties were sold – an increase of 125% from the same month last year. At the same time, the number of total homes for sale has decreased by 62%, and the number of new homes coming onto the market has reduced by 9%. The time to sell a home was 37 days on average. The average selling price is currently 100% of the asking price

Woodstock

Average Sale Price – $469,808 (June: $468,097)

Last month 97 properties were sold – an increase of 35% from the same month last year. At the same time, the number of total homes for sale has decreased by 21%, and the number of new homes coming onto the market has grown by 11%. The time to sell a home was 23 days on average. The average selling price is currently 100% of the asking price.

Haldimand

Average Sale Price – $553,251

Last month 117 properties were sold – an increase of 44% from the same month last year. At the same time, the number of total homes for sale has decreased by 29%, and the number of new homes coming onto the market has been reduced by 7%. The time to sell a home was 32 days on average. The average selling price is currently 99% of the asking price.

Norfolk

Average Sale Price – $509,157

Last month 169 properties were sold – an increase of 99% from the same month last year. At the same time, the number of total homes for sale has decreased by 43%, and the number of new homes coming onto the market has been reduced by 4%. The time to sell a home was 43 days on average. The average selling price is currently 98.9% of the asking price.
