Feeling your home is limited in space or curious if there is too much unused area? Wondering if it’s time to sell your home?

Here are some questions I’m frequently asked on the subject:

Q: When is the best time to sell a home?

A: Right NOW! TODAY! Especially in the Brantford/Brant county market! Anytime is a good time to sell as it is a sellers market & we are currently experiencing very low inventory.

Q: What is involved in the process of selling a home?

A: Of course call me first. LOL  Get your REALTOR® in as soon as you are thinking of selling so the REALTOR® can prepare you for what is to come & to help get your home ready to be on the market. Sometimes I find home owners feel things need to be fixed or changed before their house is listed and often I will have a truthful look and save you unnecessary renovations or remodeling costs.

As a REALTOR®, I like to prepare you for what the market is doing while your home is listed & what you need to expect with showings. This is especially important if you have pets or small children. I also do have a lot of resources if you do indeed need contractors, your home staged etc.

Q: What costs are involved?

A: When selling your home you do not pay a dime until the home is sold! When your home gets sold you will have to budget for the REALTOR fees, lawyer’s fee’s, & moving costs. Sometimes you must also factor in a fee for a bridge mortgage. You have no out of pocket expenses unless you have hired a contractor or professional to stage your home.

Q: What is the timeline involved?

A: Truthfully…. I need a crystal ball for this answer… Some homes are ready & sold overnight, but others will take time to get ready & even sell. However, that is what I’m here for! To guide you because every home is unique.

Q: What advice do you have on the process?

A: The best advice I can give a home seller is make sure you have done your due diligence in selecting a REALTOR®, and the best way to do that is often through a referral. But If you can’t get a REALTOR® via a strong referral, then there are lots of questions to ask when your selecting one to determine if you will be able to form a strong work dynamic with them. Here is an example as  to why you should use a REALTOR® throughout the process.
